Who gives out the keys to vacation rental guests?

Fredericksburg Stays gives out the guest keys when they check in at our office. In some cases, if the guest arrives after 5 p.m., we give them a code and lockbox to get their keys after hours. We also offer electronic Sifely locks, and when we send directions and codes to the guest on the day of arrival via text.

How do guests pay the vacation rental fees?

Guest pay fees via credit card. We require $100 deposits via credit card when guests book, with the full amount due 30 days within arrival. Fredericksburg Stays pays all credit card fees, and there is no surcharge to the guest or to the owner.

How do guests communicate with Fredericksburg Stays?

We communicate with guests via our website, email, text, and telephone. Our staff is available 24/7 at no charge to the owner.

What happens if there is an emergency?

Fredericksburg Stays guests have directions to your unit that include emergency numbers. We instruct guests to call our office or the after-hours number. We handle and address each situation as needed, based on the emergency.

How does Fredericksburg Stays handle unhappy guests and discounts?

Homeowners do not have to interact with unhappy guests. If a situation occurs, such as a maintenance issue, we try to salvage the booking by offering a discount. In this case, our commission rate ensures we don't take a larger fee on lost revenue.

Does Fredericksburg Stays stay in touch with guests after they depart?

We primarily use email to stay in touch with guests. We send an automatic email after guests depart, and we also send monthly newsletters. Our email database comprises several thousand addresses. In addtion, we stay in touch with guests via our social media accounts.

Who covers property damages from Fredericksburg Stays bookings?

Guests are charged fees when they damage the property. This money goes straight to the owner.

Who manages online reviews for my vacation rental?

Fredericksburg Stays asks guests for reviews on platforms such as TripAdvisor and Yelp. In our automated email after a guest checks out, we tell guests we appreciate them and provide them a link to review your property. Our software posts positive reviews to your property's page on our website.

How does Fredericksburg Stays deal with noisy guests?

We require renters to be at least 25 years old. We allow parties; however, our rental policies forbid noisy gatherings. Our policies allow us to evict or charge additional fees to noisy guests. If we receive multiple noise complaints about a guest, we will call local police and attempt to remove the guest from the property. We also post quiet hours in each property, per City Ordinance.
