Why does Fredericksburg Stays offer commission-based pricing?

Commission-based pricing is the standard in the vacation rental management industry. It aligns our incentives with our homeowners. We only make money when our owners make money.

What kinds of reporting does Fredericksburg Stays provide for my property?

You will get a monthly statement from us that details how much rental revenue you earned and any charges that you have incurred during the month (for example if you use our food voucher program, or if you had us install a new TV, water heater, etc.).

Do I have to commit to a certain amount of nights to be available to Fredericksburg Stays?

No, we do not requie a nightly minimum. We allow owners to blockout their property for weeks or months at a time. All we ask is that you notify us of those dates ahead of time so we do not book guests during that time.

What amenities am I required to furnish in my fredericksburg vacation rental?

Guests expect fully-functioning vacation rental homes when they arrive. Required amenities include furniture, appliances, cookware (for full kitchens), glasses, silverware, internet, and TV. You are also required to provide a standard supply up upscale bed linens and towels. We provide guidance on everything you need in your unit. Well-decorated homes tend to command higher prices, and we encourage owners to have a home with photographs.

When do I get paid for reservations?

We pay owners once a month no later than the 10th. In addition to the payment, we provide owners of statement of all gross sales and expenses accrued during the payment period.

Reservations overlapping each month will be prorated based on the booking dates.

Do I have to pay my own lodging taxes?

No, Fredericksburg Stays handles that for you. However, you are responsible for reporting and paying in applicable lodging tax that you are required to collect on any bookings you charged for yourself. We collect the taxes on our bookings and pay them each quarter. Each reservation has taxes added to the amount of the rental. You can rest assured that we have collected and will remit the proper amount for taxes on a timely basis.

Will Fredericksburg Stays apply for short term rental permits?

Owners are responsible for short-term rental permit rentals. We will assist you with preparing your property for inspecction, meeting the inspector, and locate the proper short-term rental applications. However, we are not liable for permit renewals.
